0-$50,000 -- The homes available in Manitowoc county (and there are quite a few) in this price range are generally older, fixer-up type properties. Many investors look to buy these homes, put some sweat equity into them, and turn around and sell them at a substantial profit. The homes in this range need a lot of work. Many have older electrical, need new roofs and siding, etc. but some offer large rooms and a lot of square feet for the price. The homes in this range often are on small lots and have no garage or a 1-car garage with no possibility of expansion into a 2-car due to limited lot space. Single and mult-family units are available in this range. House are older -- some are over 100 years old.
$50,001-$100,000 -- Most homes in this range still require work, or have had some work done, but could use some more updating. Lots are generally still smaller in this range, but now you start to see some two-car garages, and older homes that have been updated a great deal.
$100,001-$150,000 -- This price range offers a huge differenciation from the previous range. Quite a few ranch homes from the 1940's through 1990's are available in this range. The homes have larger yards in nicer neighborhood areas. A majority of these homes are 3-bedrooms with up to1,600 square feet. You still see a lot of the older homes, but a great deal of work has been put into the older ones, and the square footage is generally larger.
$150,001-$200,000 -- Homes in this range start to come with more amenities. You'll generally see more bathrooms (including a bath off of the master bedroom), and again, larger and nicer lots. More new construction is featured in this price range -- both homes and condos. Homes are generally move-in condition. The majority of homes are larger ranch-style and two-stories, and many have finished basements. If a person is looking for acreage, homes in this range can be found on 1 plus acres.
$200,001-$250,000 -- Now you're looking at homes in more "prestigious"neighborhoods. Homes are generally spaced out with larger well-landscaped lots. Square footage increases, and many of the homes are 2,000+ square feet. Master baths, walk-in closets, finished decks,and two- to three-car garages are the norm.
$250,001-$300,000 -- Homes just get nicer from here. The biggest difference is the in-home amenities, possibly Corian or granite counters,whirlpool baths, multiple fireplaces, etc. Again, the homes are larger,on nicer lots, and some lake homes are available in this range.
$300,001-$500,000 -- Manitowoc county offers a nice range of homes in this pricing. People who are looking for newer homes with acreage or lakeside are often looking in this price range.
$500,001 -- Homes on Lake Michigan, or sprawling estate-type homes are expected in this range. There are a few in this area. In this range --expect the best!
